A kerb drop is a legal necessity if you want to drive across the pavement onto your residential or commercial property.

Any access onto a public highway from a residential or commercial driveway area must have a vehicle crossover.

Kerb dropping allows vehicles to cross the pavement from the road to a driveway and it is a legal necessity if you want to drive across the pavement onto your property.

Installing a vehicle access crossover can make a significant improvement to easy access your property along with helping to make sure people do not park in front of your driveway.

The law pertaining to the access states: If you plan to drive a vehicle over the footway into your driveway off a highway, then you will need to make these changes to your access.

If you do not, you must not drive over the footway. If you do this, you are breaking the law and enforcement action may be taken to prevent such practice.

The pavement may require to be strengthened in front of the building, and in some cases, it may be necessary for lampposts, manhole covers and other street furniture to be relocated.

Kerb drops, also called vehicle access crossovers, are an adaptation to the footpath. It involves lowering the kerb and laying new foundations to the paving to make it possible for a car to be driven onto the front area of a property.

The work involves lowering the kerbstones and bolstering the pavement to create a ramp, and must solely be performed by an authorised provider with Street Works Accreditation, and who have the necessary Public Liability insurance to comply with the local authorities requirements.

Vehicle access cross overs consist normally of 3 or 4 dropped kerbs with a tapered or transition kerb on either side. The standard maximum total width at road level for a VAC is 3.6 metres (i.e. normally 4 kerbs).

We have several years experience in putting in drop kerbs and making an application for the appropriate planning permission. We can work in partnership with your local county council  whilst complying with all necessary regulations.

You can either apply to your local council for approval for kerb dropping outside your building or we can apply to your local authority on your behalf.

We are members of the Streetworks Qualifications Register (SWQR). The SWQR holds details of qualified operators who have gained the appropriate qualifications in relation to the New Roads and Street Works Act 1991, which is necessary for any provider excavating a highway.

We concentrate on delivering a product that gets it right the first time. By buying high quality materials, equipment and processes, we make sure that we deliver sustainable and cost effective solutions that will last.

We pride ourselves on our outstanding workmanship and client care and we make sure that each and every job is carried out to the highest quality standards.

The massive growth in demand for off-street parking has seen more and more people drop kerbs to establish car standing at the front of their homes.

Research by home insurer Direct Line shows that off-street parking is regarded by estate agents as a beneficial feature which adds market value to a property. This, combined with escalating parking restrictions in many residential locations, has brought about planning applications  increase greatly over recent years.

But while putting in car standing space to the front of your home may well add market value to your property, there are numerous things to think about, not least environmental issues, and flooding is a big problem.

When you switch out a front lawn with hard standing, rain can no longer soak into the ground. As increasingly more households take this step, the collective effect severely increases the risk of flooding, so it’s essential to incorporate drainage in your plans.

Planning permission is usually called for if you wish to drop the kerb outside your building to permit a car to cross the pavement. This is because the pavement might need to be strengthened to take the weight of vehicles and prevent them from damaging the surface or any water pipes or cables below. It is in addition to ensure the new access will not be a safety risk to other highway users.

You can learn if you require planning permission by contacting your local council (you can identify the relevant council at the government website). How much it costs to apply will depend on your specific location.

If permission is approved, you then you need to locate a local specialist to do the work for you.

It’s definitely not a DIY job as the council will have criteria that service providers must meet. Several will only permit you to use their endorsed contractors, while others allow you to use your own, so long as they are certified to the requirements of the New Roads and Street Works Act 1991, and hold public liability insurance. For this case, there might be an additional charge for highway assessments by the council.

But first it’s worth verifying if consent is likely to be given. Below is a checklist of considerations. If any among these criteria is not really met, planning permission is probably to be rejected:

  • Your front garden needs to be large enough for you to park your vehicle entirely on your property.
  • The kerb needs to be at minimum 4.8 m from the front of your house; or 6m if the parking spot is in front of a door or garage.
  • The parking area should be at least 2.4 m wide.
  • The proposed access to your property should be more than 10m away from a road junction; 15m away from busy junctions or on primary roads.
  • It has to be at least 1.5 m away from street lights and other street furniture.
  • It must meet visibility guidelines; this depends on the type of road.
  • Suitable drainage needs to be provided to take the surplus surface water.
The extraction of tree roots should be avoided.
  • The slope from your home to the road must not be too steep.
  • Finally, you as the home owner must consent to the kerb being dropped; for instance, a renter can not apply on their landlord’s behalf.

Q and A’s

Prices will vary depending on the location and width of your pavement. While some councils and contractors offer extended dropped kerbs for free, others charge as much as £1800. The entire job takes about 1 to 2 hours.

Highways Act 1980 Section 184, makes it an offense for a vehicle to be driven across a footway. These include the permission for a vehicle to cross the public footway and the physical lowering the kerb.

A driveway with an average length will require you to lower five of the kerb sections. Your local Council will be your highway authority. This assumes that the Council has the road and footpath. The Council may deny permission for any reason, be it as a roads or planning authority, but also both.

A dropped kerb is a sloped area that the vehicle crosses between the road and the property’s front. It’s often a driveway that has a droppedkerb.

Obstructing a drop kerb with a vehicle is an offense. It can be enforced by the police or local council. Even though it sounds absurd, you may be issued a PCN to park on top of your own dropped curb.

Parking on a drop kerb is considered a parking violation and can result in a Penalty Notice. This means that you can’t park in front of a dropped-kerb without permission.

A spot for a car can add value to your property. However, the exact amount depends on where you live. Keep in mind, however, that dropping a kerb on your property outside will require you to submit an application.

The distance between the entrance of a junction or sharp corner, and the proposed vehicular entry must not exceed 10 meters. No part of a vehicle parked within your property may overhang the pavement or road.

Planning permission is usually required if you wish to drop the kerb outside your property to allow a car to cross the pavement. This is because vehicles may cause damage to the pavement or pipes or cables below, and the pavement may need strengthening to support the load.

Dropped kerb is required if you plan to drive your vehicle across the footway from your driveway onto a highway. You must have a dropped kerb in order to drive your vehicle over the footway. You are violating the law and could face enforcement action.
