A kerb drop is a legal necessity if you wish to drive across the pavement onto your residential or commercial property.

Any access onto a public highway from a residential or commercial driveway area should have a vehicle crossover.

Kerb dropping enables vehicles to cross the pavement from the road to a driveway and it is a legal necessity if you wish to drive across the pavement onto your property.

Putting in a vehicle access crossover can make a significant improvement to accessing your property as well as helping to ensure people do not park across your driveway.

The law pertaining to the access states: If you plan to drive a vehicle over the footway in to your driveway off a highway, then you will need to make these changes to your access.

If you do not, you must never drive over the footway. If you do so, you are breaking the law and enforcement action may be taken to stop such practice.

The pavement may require to be strengthened in front of the building, and in some cases, it may be essential for lampposts, manhole covers and other street furniture to be moved.

Kerb drops, also called vehicle access crossovers, are an adaptation to the footpath. It entails lowering the kerb and laying new foundations to the paving to enable a car to be driven onto the front area of a property.

The work includes lowering the kerbstones and bolstering the pavement to create a ramp, and must solely be performed by an authorised company with Street Works Accreditation, and who have the necessary Public Liability insurance to comply with the local authorities requirements.

Vehicle access cross overs comprise normally of 3 or 4 dropped kerbs with a tapered or transition kerb on either side. The conventional maximum total width at road level for a VAC is 3.6 metres (i.e. normally 4 kerbs).

We have several years experience in putting in drop kerbs and making an application for the relevant planning permission. We can work in conjunction with your local county council  whilst complying with all essential regulations.

You can either apply to your local council for approval for kerb dropping outside your building or we can apply to your local authority in your place.

The massive growth in interest for off-street parking has seen more and more people drop kerbs to establish car standing at the front of their properties.

Research by home insurer Direct Line shows that off-street parking is seen by estate agents as a desirable feature which adds market value to a property. This, coupled with escalating parking restrictions in lots of residential areas, has resulted in planning applications  increase massively over recent years.

But while putting in car standing space to the front of your home might add market value to your property, there are numerous things to take into consideration, not least environmental issues, and flooding is a major problem.

When you switch out a front lawn with hard standing, rainwater can no longer soak into the ground. As increasingly more households take this action, the collective effect severely increases the risk of flooding, so it’s essential to incorporate drainage in your plans.

Planning permission is generally needed if you wish to drop the kerb outside your building to enable a car to cross the pavement. This is due to the fact that the pavement might need to be strengthened to take the weight of vehicles and help prevent them from damaging the surface or any pipes or cables beneath. It is also to ensure the new access will never be a safety risk to other highway users.

You can find out if you need planning permission by contacting your local council (you can identify the relevant council at the government website). How much it costs to apply will depend on your specific location.

If permission is approved, you then you need to locate a local specialist to do the work for you.

It’s definitely not a DIY job as the council will have requirements that service providers must meet. Some will only allow you to use their endorsed contractors, while others make it possible for you to use your own, provided that they are certified to the requirements of the New Roads and Street Works Act 1991, and carry public liability insurance. In this case, there might be an added fee for highway inspections by the council.

But first it’s worth verifying if permission is likely to be given. Below is a checklist of points to consider. If any among these criteria is not met, planning permission is likely to be rejected:

  • Your front garden needs to be large enough for you to park your vehicle fully on your property.
  • The kerb needs to be at least 4.8 m from the front of your house; or 6m if the parking spot is in front of an entrance or garage.
  • The parking area must be at least 2.4 m wide.
  • The proposed access to your property must be more than 10m away from a road junction; 15m away from busy junctions or on major roads.
  • It has to be at least 1.5 m away from street lamps and other street furniture.
  • It must meet visibility guidelines; this is dependent on the type of road.
  • Appropriate drainage needs to be provided to take the surplus surface water.
The removal of tree roots must be avoided.
  • The slope from your property to the road must not be too steep.
  • Lastly, you as the home owner must consent to the kerb being dropped; for instance, a renter can not apply on their landlord’s behalf.

Q and A’s

Prices will vary depending on your location, width of pavement, the number of kerbs to drop and if you want to extend an existing dropped kerb. While some councils and contractors offer extended dropped kerbs for free, others charge as much as £1800. The job typically takes about one to two days.

Highways Act 1980 Section 184, makes it a crime to drive a vehicle along a footway. They allow for the vehicle to cross the public pedestrian footway.

Five kerb sections will be required to make a driveway average. You will need to obtain permission from your local Council as highway authority, assuming that the Council owns the road and footpath. The Council might decide not to grant permission, either as a roads authority or planning authority, or both.

A dropped curb is the area where the vehicle crosses over from the road to the property’s rear. Often it is a driveway with a dropped kerb.

Parking a vehicle fully or partially across a dropped kerb is classed as an obstruction and either the police or local council can enforce the contravention. It doesn’t matter how absurd, you can be issued an NPCN for parking your vehicle across your dropped kerb.

Parking across a dropped kerb is a parking contravention for which a Penalty Charge Notice can be issued. If you park across a dropped curb, you will be charged with an offense unless you have permission.

A spot for a car can add value to your property. However, the exact amount depends on where you live. You will need to apply to get a dropped curb outside your property.

At least 10 metres must be between the location of the vehicular access and the entrance to any junction or sharp corner. The vehicle must not be parked within 10 metres of any road or pavement.

You will need to obtain permission to drop the kerb from your property so that a car can cross the pavement. Because vehicles can cause damage to the pavement, or to any pipes or cables under it, the pavement may need reinforcement.

Dropped kerb is required if you plan to drive your vehicle across the footway from your driveway onto a highway. A dropped kerb is required for any vehicle that crosses the footway. If you do this, you may be charged with breaking the law.
