A kerb drop is a legal requirement if you wish to drive over the pavement onto your property.

Any access onto a public highway from a residential or commercial driveway area must have a vehicle crossover.

The law pertaining to the access states: If you plan to drive a vehicle over the footway in to your driveway off a highway, then you will need make these changes to your access.

If you do not, you must not drive over the footway. If you do so, you are breaking the law and enforcement action may be taken to prevent such practice.

Kerb drops, also called vehicle access crossovers, are an adaptation to the footpath. It entails lowering the kerb and laying new foundations to the paving to make it possible for a car to be driven onto the front area of a property.

The work involves lowering the kerbstones and bolstering the pavement to create a ramp, and must solely be performed by an authorised company with Street Works Accreditation, and who have the required Public Liability insurance to fulfill the local authorities regulations.

Vehicle access cross overs consist normally of 3 or 4 dropped kerbs with a tapered or transition kerb on either side. The conventional maximum total width at road level for a VAC is 3.6 metres (i.e. normally 4 kerbs).

Commonside Kerb Dropping Contractors

The massive growth in demand for off-street parking has seen more and more people drop kerbs to establish car standing at the front of their homes.

Study by home insurer Direct Line shows that off-street parking is regarded by estate agents as a beneficial feature which adds market value to a property. This, coupled with increasing parking restrictions in lots of residential locations, has resulted in planning applications  increase greatly over recent years.

But while putting in car standing space to the front of your home might add market value to your property, there are many things to consider, not least environmental issues, and flooding is a big problem.

When you switch out a front garden with hard standing, rain can no longer absorb into the ground. As more and more households take this action, the cumulative effect seriously increases the threat of flooding, so it’s important to incorporate drainage in your plans.

Planning permission is usually required if you wish to drop the kerb outside your property to allow a car to cross the pavement. This is due to the fact that the pavement may need to be reinforced to take the weight of vehicles and prevent them from damaging the surface or any pipes or cables underneath. It is also to ensure the new access will not be a safety hazard to other highway users.

You can learn if you require planning permission by contacting your local council (you can find the relevant council at the government website). How much it costs to apply will be dependent on your location.

If permission is granted, you then you need to locate a local professional to do the work for you.

It’s definitely not a DIY job as the council will have criteria that contractors must meet. Several will only permit you to use their endorsed contractors, while others make it possible for you to use your own, so long as they are accredited to the requirements of the New Roads and Street Works Act 1991, and hold public liability insurance. For this case, there may be an added fee for highway inspections by the council.

But first it’s worth establishing if permission is likely to be given. Below is a list of considerations. If any one of these criteria is not met, planning permission is probably to be declined:

  • Your front garden must be large enough for you to park your vehicle entirely on your property.
  • The kerb must be at minimum 4.8 m from the front of your house; or 6m if the parking area is in front of an entrance or garage.
  • The parking area must be at least 2.4 m wide.
  • The suggested access to your property must be more than 10m away from a road junction; 15m away from busy junctions or on major roads.
  • It must be at least 1.5 m away from street lamps and other street furniture.
  • It must meet visibility guidelines; this depends on the type of road.
  • Appropriate drainage must be provided to take the surplus surface water.
The removal of tree roots must be avoided.
  • The slope from your property to the road must not be too steep.
  • Finally, you as the homeowner must consent to the kerb being dropped; for example, a renter can not apply on their landlord’s behalf.

Q and A’s

Prices will vary depending on the location and width of your pavement. Some councils or contractors will provide an extended, dropped kerb at no charge. Others may charge up to £1800. The job typically takes about one to two days.

Highways Act 1980 Section 184 states that it is an offense to drive a vehicle on a footway or verge if there isn’t a proper vehicle crossing. They can be used to permit vehicles to cross the public footway.

For an average driveway, you will probably want to lower five kerb sections. Your local Council will be your highway authority. This assumes that the Council has the road and footpath. The Council could refuse permission, as a roads authority, planning authorities, or both.

A dropped kerb is a sloped area that the vehicle crosses between the road and the property’s front. This is most often a driveway with drop kerb.

An obstruction is defined as a vehicle that is parked fully or partially on a dropped kerb. Local authorities or the police can enforce the violation. It doesn’t matter how absurd, you can be issued an NPCN for parking your vehicle across your dropped kerb.

Parking across a dropped curb is a parking offense that can lead to a Penalty Fee Notice. You can be fined for parking on a dropped kerb if you don’t have permission.

A spot for a car can add value to your property. However, the exact amount depends on where you live. It iss also worth bearing in mind that you will have to go through an application process to a get a dropped kerb outside your property, too.

There must be at least 10 metres between the entrance to a junction or sharp corner and the location of the proposed vehicular access. You must ensure that no part of your vehicle is parked on the road or pavement.

If you want to remove the curb from your property in order to permit a vehicle to cross the pavement, planning permission will usually be required. The pavement might need to be reinforced to withstand the vehicles’ weight and to prevent damage to the pipes or cables beneath.

A dropped kerb will be required if your plan is to drive your vehicle over the footway in your driveway, off a highway. You can’t drive across the footway if there is no dropped kerb. If you do this, you may be charged with breaking the law.
